
The January 2026 Las Vegas Realtors (LVR) housing report, released on January 6, 2026, indicates that
Las Vegas home prices retreated in December 2025 following a record high in November. The market is generally characterized as shifting toward buyers, with sales for 2025 reaching the lowest level since 2007.
December 2025 Statistics
- Median Price (Single-Family Homes): The price dropped 3.9% from November to a median of $470,000 in December, ending the year 1.1% lower than at the end of 2024. In November, the median price had hit an all-time high of $488,995.
- Median Price (Condos/Townhomes): Prices fell 9.5% from November to December, settling at $275,000, the lowest median price in two years.
- Sales Volume: 2025 recorded the fewest home sales in the Las Vegas area since 2007.
- Days on Market: 69.2% of existing homes and 62.3% of condos/townhomes sold within 60 days in December, a slower pace compared to one year earlier.
- Cash Transactions: Cash deals accounted for 22.7% of all sales, down from 26.2% a year prior.
2026 Outlook and Market Shift
The market is currently described as moving more in favor of buyers due to moderating prices and increased inventory. Most forecasts for the national housing market in 2026 predict relative stability in mortgage rates and slight price increases, but the Las Vegas Valley is expected to see a slightly weaker recovery with potentially flat price growth and fewer sales than the national average.
