Las Vegas single-family home inventorydecreased this week across the valley. More buyers are shopping, but they’re becoming increasingly selective about which homes they’ll tour and where they’ll make offers. We saw the bigges drop on the lower end priced homes. Overpriced homes are being passed over, while homes that are priced correctly are moving to contract much more quickly Many sellers in the Mid priced range are testing the waters with higher prices and are finding them sitting on the market with few viewings and no offers.

What We’re Seeing
Las Vegas inventorydecreased by 77 homes this week and now stands at 5,711 active single-family home listings. Inventory is slighty better than this time last year, when the market reported 5,582 available homes. There is a less selection on the lower end while the high end has been selling well.
2,587 existing local homes, condos and townhomes sold in July. Compared to July 2025, sales were up 1.2% for homes, but down 1.1% for condos and townhomes. The sales pace in July equates to nearly a four-month housing supply, similar to one year ago.

Inventory dcrease this week, we’re seeing movement across all price points. Homes under $500,000 decreased more compared to higher price ranges and are giving the buyers a less selection. Buyers shopping above $500,000 have a increase in available inventory during 2026 with more sales on the higher end. The $500k to $700k saw a improvement in inventory avalible.
The sales pace so far this year has been similar to 2025, which posted the lowest annual sales total since 2007. Sales have seen peaks and valleys in recent years, generally declining since 2021, when LVR reported a record 50,010 total properties were sold.

While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.
- Mortgage applications decreased by 0.4% for the week ending August 14, 2026. Refinances actually increased by 1.5% while purchases fell by -2.0%
