Las Vegas single-family home inventory increased this week across the valley. More buyers are shopping, but they’re becoming increasingly selective about which homes they’ll tour and where they’ll make offers. We saw the inventory increase on the lower priced homes again this week. Homes that are priced correctly are moving to contract much more quickly Many sellers in the Mid priced range are testing the waters with higher prices and are finding them sitting on the market with few viewings and no offers.

What We’re Seeing
August continues a pattern we’ve been watching in the Las Vegas housing market: prices remain relatively stable, inventory is higher, and buyers are taking more time to make decisions.
The $475,000 median single-family home price is only 1% below where it stood a year ago, so this is not a market experiencing a dramatic decline in home values. At the same time, rising inventory and slower sales mean buyers generally have more choices than they did a year ago.
For sellers, pricing and presentation become increasingly important when buyers have more homes competing for their attention.
For buyers, the additional inventory may create opportunities that were much harder to find during the extremely tight housing markets of recent years.

Market Insight
Inventory increasee this week, we’re seeing movement across the lower price point. Homes under $500,000 increased more compared to higher price ranges and are giving the buyers a better selection. Buyers shopping above $500,000 have a slight decrease in available inventory during 2026 with more sales on the higher end. The $500k to $700k saw a small decrease in inventory avalible.
The sales pace so far this year has been similar to 2025, which posted the lowest annual sales total since 2007. Sales have seen peaks and valleys in recent years, generally declining since 2021, when LVR reported a record 50,010 total properties were sold.

Mortgage Rate Perspective
The average 30-year fixed-rate mortgage increased slightly this week from 6.71% to 6.76% Rates moved higher week-over-week, they are higher than the 6.35% average reported during the same week in 2025.
While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.
- Total mortgage applications decreased by 2.7% for the week ending September 4, 2026, according to data from the Mortgage Bankers Association. The Refinance Index dropped 6% week-over-week, hitting its slowest pace since May 2025. Applications to buy a home (the purchase index) dipped slighty by 0.2% on a seasonally adjusted basis.

With inventory is continuing to build throughout 2026, buyers are seeing more opportunities and less competition than they experienced during the ultra-low inventory years. The housing market continues to benefit from more available inventory, providing prospective homebuyers with additional options and helping support buyer activity as mortgage rates fluctuate.
