We saw the inventory increase across the lower price point homes again this week. Homes that are priced correctly are moving to contract much more quickly Many sellers in the Mid priced range are testing the waters with higher prices and are finding them sitting on the market with few viewings and no offers.

What We’re Seeing
September continues a pattern we’ve been watching in the Las Vegas housing market: prices remain relatively stable, inventory is higher, and buyers are taking more time to make decisions.
The $470,000 median single-family home price is only 1% below where it stood a year ago, so this is not a market experiencing a dramatic decline in home values. At the same time, rising inventory and slower sales mean buyers generally have more choices than they did a year ago.
For sellers, pricing and presentation become increasingly important when buyers have more homes competing for their attention.
For buyers, the additional inventory may create opportunities that were much harder to find during the extremely tight housing markets of recent years.

Inventory increased this week, we’re seeing movement across the lower and mid price points. Homes under $700,000 increase more compared to higher priced ranges and are giving the buyers a less selection. Buyers shopping above $700,000 have a slight decrease in available inventory during 2026 with more sales on the higher end.
The sales pace so far this year has been similar to 2025, which posted the lowest annual sales total since 2007. Sales have seen peaks and valleys in recent years, generally declining since 2021, when LVR reported a record 50,010 total properties were sold.

The average 30-year fixed-rate mortgage increased this week from 7.28% to 7.40% Rates moved higher week-over-week, they are higher than the 6.30% average reported during the same week in 2025.
While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.
- Mortgage application volume decreased by 4.2% for the week ending October 2, 2026, according to the Mortgage Bankers Association. Refinance applicanions dropped 8% from the previous week. Purchase applications Decreased 2% on a seasonally adjusted basis from the prior week,.
🔍 What This Means for Buyers
With inventory is continuing to build throughout 2026, buyers are seeing more opportunities and less competition than they experienced during the ultra-low inventory years. The housing market continues to benefit from more available inventory, providing prospective homebuyers with additional options and helping support buyer activity as mortgage rates fluctuate.

Inventory levels slightly ahead of last year, meaning sellers should continue to focus on proper pricing and presentation. Buyers have options, and homes that are priced aggressively and show well are generally attracting the strongest interest.
Beyond the Market: 61 Homes Proposed at Alta and Campbell
A nearly 13-acre legacy property at Alta Drive and Campbell Drive is moving toward a public hearing, with Blue Heron Development proposing a gated 61-home subdivision on land currently designated for lower-density residential use.
The proposal has drawn attention from residents of several established central Las Vegas neighborhoods, including Scotch 80s, Rancho Circle, McNeil Estates and Nevada Estates. Their concern is not simply that the property will be developed, but how much development the site should carry and whether the proposed lot sizes, setbacks, walls and private streets fit the character of the surrounding vintage neighborhoods.
According to City of Las Vegas filings, Blue Heron is requesting a General Plan change, rezoning from Ranch Acres to single-family residential, and dozens of variances tied to lot dimensions, setbacks, walls, private streets and landscape requirements. The tentative map calls for 61 single-family lots on 12.87 acres. The project is scheduled for the Las Vegas Planning Commission on October 13.
The debate highlights a question that is becoming more common in older parts of Las Vegas: how do you add new housing while preserving the scale and character that made these neighborhoods distinctive in the first place?
Blue Heron has built in this general area before, but on a much smaller scale. Earlier reporting described a project near Campbell and Charleston consisting of four Mid-Century Modern homes designed to fit into the existing neighborhood.
