Las Vegas single-family home inventory increased this week across the valley. This is the largest single week inventory increase of the year, More buyers are shopping, but they’re becoming increasingly selective about which homes they’ll tour and where they’ll make offers. We saw the inventory increase mostly on the lower priced homes again this week. Homes that are priced correctly are moving to contract much more quickly Many sellers in the Mid priced range are testing the waters with higher prices and are finding them sitting on the market with few viewings and no offers.

Explore a Vintage Vegas Neighborhood: Bel Air
Bel Air is a small vintage neighborhood in the 89104 area with more history than its size might suggest. Rather than being developed as one subdivision, Bel Air consists of five separate residential tracts platted between 1953 and 1958, with several different developers involved. That helps explain the variety of mid-century homes found along streets such as Wengert, Sweeney, Griffith, Bracken and Crestwood. UNLV Special Collections even preserves 1950s records documenting development along Wengert Avenue. Explore Bel Air’s history and see the homes currently for sale.

Historical Inventory Comparison
What We’re Seeing
September continues a pattern we’ve been watching in the Las Vegas housing market: prices remain relatively stable, inventory is higher, and buyers are taking more time to make decisions.
The $475,000 median single-family home price is only 1% below where it stood a year ago, so this is not a market experiencing a dramatic decline in home values. At the same time, rising inventory and slower sales mean buyers generally have more choices than they did a year ago.
For sellers, pricing and presentation become increasingly important when buyers have more homes competing for their attention.
For buyers, the additional inventory may create opportunities that were much harder to find during the extremely tight housing markets of recent years.

The sales pace so far this year has been similar to 2025, which posted the lowest annual sales total since 2007. Sales have seen peaks and valleys in recent years, generally declining since 2021, when LVR reported a record 50,010 total properties were sold.

The average 30-year fixed-rate mortgage increased this week from 7.03% to 7.28% Rates moved higher week-over-week, they are higher than the 6.34% average reported during the same week in 2025.
While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.
- Mortgage applications decreased by 1.5% on a seasonally adjusted basis for the week ending September 23, 2026, according to the Mortgage Bankers Association. Refinance applicanions dropped 3% from the previous week and was down 62% compared to the same week one year ago, hitting its slowest pace since February 2025. Purchase applications Decreased 1% on a seasonally adjusted basis from the prior week, and was down roughly 11% compared to a year ago.
🔍 What This Means for Buyers
With inventory is continuing to build throughout 2026, buyers are seeing more opportunities and less competition than they experienced during the ultra-low inventory years. The housing market continues to benefit from more available inventory, providing prospective homebuyers with additional options and helping support buyer activity as mortgage rates fluctuate.
🔑 What This Means for Sellers
Inventory levels remain similar to last year, meaning sellers should continue to focus on proper pricing and presentation. Buyers have options, and homes that are priced aggressively and show well are generally attracting the strongest interest.
Beyond the Market
A Little Recognition for Jack LeVine
We’re going to brag about Jack a little this week, but at least we have a good excuse.
The Nevada Preservation Foundation recently featured Jack LeVine in its Founder Spotlight, recognizing his long involvement in historic preservation in Las Vegas. The feature appeared in NPF’s email newsletter and was also distributed in print at last week’s state preservation meeting.
Long before Very Vintage Vegas became known for the city’s vintage and mid-century neighborhoods, Jack was working with neighborhood associations, preservation groups and community leaders to help protect the places that tell the story of Las Vegas.
We’ve posted the complete Founder Spotlight on Very Vintage Vegas.

Frequently Asked Questions
Is Las Vegas housing inventory increasing?
Yes. Las Vegas single-family home inventory has increased from 4,748 homes at the beginning of 2026 to 6,053 homes this week, an increase of approximately 27.48%.
Is it a buyer’s market or seller’s market in Las Vegas?
Las Vegas remains a competitive market, but increasing inventory has given buyers more options than they had during the low-inventory conditions of 2023 and 2024. Market conditions can vary significantly by neighborhood and price range.
Are home prices falling in Las Vegas?
Inventory levels are only one factor affecting home prices. While rising inventory can reduce upward pressure on prices, local demand, employment trends, mortgage rates, and neighborhood-specific conditions also play important roles. The median price for single-family homes in Southern Nevada dropped to $475,000 in August, which is down 3% from the record high of $490,000 in May and June, and down about 1% compared to the previous year.
Are there more homes available under $500,000?
Inventory below $500,000 is increasing more compared to higher price segments. Buyers shopping in this range often face more competition than those purchasing homes above $500,000.
Will the Federal Reserve lower mortgage rates?
The Federal Reserve does not directly set mortgage rates. Instead, mortgage rates are primarily influenced by the bond market and investor expectations regarding inflation and economic growth.
Treasury yields continued to rise sharply across the curve on Tuesday, sending the yield on the benchmark 10-year note above the closely watched 5%
The Federal Reserve raised the rate .25% last week. We will be seeing Fed rates increase from 3.75% to 4.00%.
Homebuyers should focus on today’s affordability, inventory levels, and long-term financial goals rather than attempting to predict future rate movements.
Should I refinance now?
The answer depends on your current mortgage rate, loan balance, and financial objectives.
Refinancing may make sense if:
- You can significantly reduce your interest rate.
- You want to lower your monthly payment.
- You want to shorten your loan term.
- You want to convert from an adjustable-rate loan to a fixed-rate loan.
Because every situation is unique, homeowners should compare potential savings against refinancing costs and consult with a qualified mortgage professional.
How much home can I afford at today’s rate?
Affordability depends on several factors, including:
- Household income
- Down payment amount
- Existing debt obligations
- Credit score
- Property taxes and insurance
At this week’s average 30-year fixed mortgage rate of 7.28%, monthly payments will vary significantly depending on loan amount and borrower qualifications.
A mortgage lender can provide a personalized pre-approval that accurately reflects your purchasing power.
